From the street, 4180 Evans appears to be a basic 1960s ranch-style home. Once inside, however, it’s apparent the sellers have put a lot of work into bringing it into the 21st Century.
It appears walls were knocked out in the kitchen to create a modern, open concept that is on many buyers’ wish list. The kitchen itself has been nicely updated with new cupboards, granite tile counters, stainless appliances and pretty pendant lighting. Light streams in to the cozy living room and kitchen through the south-facing windows and sliding glass door. The back yard feels very private as it backs to a neighborhood greenbelt and walking path. It’s a very manageable space and may be just the right size for people who want some dirt to dig in and grass to mow, but not be stuck with endless hours of upkeep.
There are three small bedrooms upstairs including a master with a beautifully tiled and finished 3/4 en suite. The full, shared bath off the hallway has also been completely and beautifully refinished. The basement space is all finished and includes the 4th bedroom, another very nice bathroom, the washer & dryer, a small office space and a large family room. Again – lots of light – this time thanks to large egress windows.
This house is priced high for the neighborhood. The highest sold price in 2015 in the Park East neighborhood was $545,700. With a list price of $765,000, the sellers of 4180 Evans are starting off just shy of $220,000 over that neighborhood high. Park East has not seen sales prices over $600,000.
In 2014, a complete re-build just a few blocks to the west on 34th Street (Aurora Terrace) sold for $820,750. It went under contract after 5 months.
